1. Introduction

These Terms & Conditions govern all bookings made with Flamingo Bay Villas

(“we”, “us”, “our”).

By making a booking, you agree to the terms outlined below.

2. Booking & Payment

Full payment is required at the time of booking to secure your reservation.

All applicable taxes and fees are calculated and clearly displayed prior to checkout and are included in the total booking cost.

A booking is confirmed only once full payment has been successfully received.

3. Cancellation Policy

Free cancellation is available up to 30 days before arrival.

Cancellations made within 30 days of arrival are non-refundable.

Where possible, we may offer to reschedule your stay to alternative dates of the same value, subject to availability and at our discretion.

Failure to arrive on the scheduled check-in date without prior agreement will be treated as a cancellation, and no refund will be due.

4. Check-In & Check-Out

Check-in and check-out details will be provided prior to arrival.

We will do our best to accommodate early check-in or late check-out requests where possible, but this cannot be guaranteed and is subject to availability.

5. Guest Responsibilities

Guests are expected to treat the property with care and respect.

• The lead guest must be at least 18 years old
• The property is intended for registered guests only
• Parties or events are not permitted
• Smoking is not permitted inside the property (outdoor areas may be used where appropriate)

Guests are responsible for any loss or damage caused by themselves or members of their party during their stay and agree to report any damage, breakages, maintenance issues, or safety concerns as soon as reasonably possible.

6.Maximum Occupancy

The maximum occupancy for each villa is the number of guests confirmed at the time of booking. Additional overnight guests are not permitted without our prior written approval.

7.Commercial Photography & Filming

The property is intended for holiday accommodation only. Commercial photography, videography, filming, events, influencer content creation, or use of the property for promotional purposes is not permitted without our prior written consent

8.Illegal Activities

Guests must comply with all applicable laws and regulations during their stay. Illegal activities, including the use or possession of illegal drugs or any criminal behaviour, are strictly prohibited and will result in immediate termination of the booking without refund.

9.Right to Terminate a Stay

We reserve the right to terminate a booking without refund if guests seriously breach these Terms & Conditions, cause significant disturbance to neighbours, damage the property, exceed the maximum occupancy, hold unauthorised parties or events, or engage in illegal or dangerous behaviour.

10.Travel Insurance

We strongly recommend that all guests obtain comprehensive travel insurance, as we cannot reimburse costs arising from events outside our cancellation policy.

11. Swimming Pool & Outdoor Facilities

The swimming pool, hammock, outdoor shower, BBQ, and all outdoor facilities are used entirely at guests' own risk.

Wet surfaces may become slippery. Guests should exercise reasonable care when using all outdoor areas.

12. Use of Property

Flamingo Bay Villas is designed to provide a peaceful and relaxing environment.

Guests agree to respect neighbours and keep noise to a reasonable level, particularly during evening hours.

13. Liability

Guests use the property, swimming pool, outdoor areas, BBQ, hammock, and all other facilities at their own risk.

We are not responsible for:

• Loss, theft, or damage to personal belongings.
• Accidents, injuries, or illness occurring during your stay, except where caused by our negligence or where liability cannot legally be excluded.
• Events beyond our reasonable control that affect your stay.

Parents and guardians are responsible for supervising children at all times, particularly around the swimming pool and outdoor areas.

Guests are responsible for ensuring that they use all facilities safely and appropriately throughout their stay.

14. Force Majeure

We are not responsible for cancellations or disruptions caused by events beyond our control, including but not limited to natural disasters, travel disruptions, or government restrictions.

15. Website Accuracy

We make every effort to ensure that all information on our website is accurate. However, we cannot guarantee that all descriptions, images, or details are entirely free from errors.

16. Privacy

Your personal data will be handled in accordance with our Privacy Policy.

17. Changes to These Terms

We reserve the right to update these Terms & Conditions at any time. Any changes will be posted on this page.
